Barcelona is easy to fall for. Its property market takes a little longer to understand — and a few useful instincts.

We know the viewings that win you over in ten minutes, the floor plans you redraw that same evening, and the apartments you can already picture yourself living in. We also know what sits behind the polished version: a floor area that changes from one document to the next, an “exterior” bedroom that barely sees daylight, or a renovation budget that shifts the moment you open up a wall.

The Barcelona Address grew out of this hands-on experience. We wanted to bring together the things we wish we had known before certain viewings, decisions and renovation projects.

Looking beyond the first impression

In Barcelona, an apartment is never just a number of square metres. The floor matters, as do the orientation, the width of the street, the noise from the stairwell and the way light moves — or fails to move — through the rooms.

We have learned to turn off the lights during a viewing, open the windows and stand quietly for a minute. It is a very simple ritual, but it often tells you more than twenty wide-angle photographs.
