In Barcelona, some rather tired apartments hide remarkable potential. But between a beautiful plan and a finished renovation, you need a very practical framework.
Renovation work can genuinely add value here, particularly because the market still includes many dated apartments. Provided you can see beyond the paint… and do not confuse potential with a miracle.
Start by reading the space
We never work from the estate agent’s floor plan alone. The property needs to be measured, and its structure, drainage, ventilation, signs of damp and existing services carefully assessed.
You also need to read the finca: the condition of the communal areas, roof, façade, bajantes, lift and any works planned by the owners’ association. A fourth-floor apartment without a lift, or a narrow staircase, can turn an ordinary delivery into a minor expedition.
Design for real life
Before choosing a stone or a colour, we talk about how the home will actually be used: where to put the shopping, how the light moves, and where to work, entertain or store things.
Beautiful original features — hydraulic tiles, tall doors, Catalan vaults — are often worth preserving. But not at the expense of comfort. A good project retains the apartment’s character while making it easy to live in.
With the contractor, everything needs to be in writing
Let’s be honest: there is a strong chance the renovation will not unfold exactly as announced. A deadline slips, an item was “obviously” excluded from the quote, or a surprise appears behind a wall. The famous “ah, that wasn’t included” is almost a dialect of its own on building sites.
That is not necessarily a disaster. What makes the difference is the framework.
Allow for surprises without letting them take over
In an older apartment, opening up a partition can reveal a surprise: a badly positioned pipe, uneven levels, damp or services that need replacing. We therefore build a contingency into the budget and establish a clear decision-making process.
The aim is not to avoid every surprise — that would be ambitious — but to stop one from throwing the entire project off course.
Carry out a proper handover
Receiving the keys is not the end of the story. We test the water, drainage, electrics, air conditioning, joinery and appliances. Snagging items are recorded room by room, with a person responsible and a deadline.
We also keep updated drawings, warranties and photographs of the services before they disappear behind the walls. The day something needs drilling, repairing or selling, that small file suddenly becomes extremely valuable.
A successful renovation is not only visible in the photographs. You feel it a few months later: the light falls in the right place, the doors close properly and the apartment works without demanding your attention.
